Keeping Older Brick and Siding Exteriors in Good Shape

I have spent more than 20 years repairing and maintaining older home exteriors around Ottawa, where I regularly work on houses that combine brick lower walls with wood, aluminum, or older vinyl siding above. I have learned that these homes usually do not fail because one material suddenly gives out. Problems start where materials meet, where water lingers, or where a previous repair covered damage instead of correcting it. I Start With the Joints, Edges, and Water Paths

I rarely begin an exterior inspection by staring at the middle of a brick wall. I start around window sills, doors, hose connections, roof edges, and the lower 12 inches of the wall where rainwater and snow repeatedly make contact. A cracked brick in an open area may sit unchanged for years, while a small failed joint beside a window can quietly admit water every storm. Those edges deserve more attention.

On one older house I looked at last spring, the owners were worried about several chipped bricks near the driveway. I was more interested in a narrow opening where the brick met a window frame, because the seal had pulled back by roughly a quarter inch. Water had already stained the material behind the trim, even though the bricks that concerned them were mostly cosmetic. I repaired the vulnerable joint first and treated the chipped masonry as a lower priority.

I also watch how water leaves the roof. A short downspout extension can dump hundreds of roof runoff events against the same corner over many seasons, leaving brick saturated and the lower siding constantly dirty. I like to see water carried well away from the wall rather than simply dropped beside the foundation. Drainage is basic, but I have seen expensive repairs caused by ignoring it.

I Treat Old Siding According to What It Is

I do not use one maintenance routine for every type of siding. Older wood siding may need scraping, spot priming, caulking, and repainting, while aluminum siding can develop chalking or dents that call for a different approach. Vinyl has its own concerns, especially cracked panels and pieces that have been fastened too tightly. I identify the material before I decide what kind of repair makes sense.

Painting is another area where I see homeowners spend money too quickly. Before coating older siding, I check for trapped moisture, loose sections, failed caulk, oxidation, and previous coatings that no longer have good adhesion. I once inspected a house where roughly 15 feet of mortar joints had begun turning to powder beneath a second-floor window. The owner planned to fill the joints with whatever masonry product was available at a nearby hardware store. I recommended identifying an appropriate mortar first, then removing loose material to a suitable depth before repointing. That extra care protects the brick edges and gives the repair a better chance of aging naturally.

Cleaning can create problems too. I avoid aggressive pressure washing on old masonry because a narrow high-pressure stream can damage soft mortar faces or open the surface of weathered brick. I usually begin with gentler washing methods and increase cleaning strength only where the wall can handle it. Old brick does not need to look new.

I Pay Special Attention Where Brick Meets Siding

Mixed-material homes have transition points that deserve their own inspection. I often find trouble where siding begins above a brick wall, around flashing, or behind trim that hides the joint between the two materials. The brick and siding handle moisture differently, so the details between them matter. I make sure water has a clear route outward instead of into the wall assembly.

Several years ago, I opened a small section of siding above a brick veneer wall after noticing staining that covered less than 2 square feet. Behind it, the flashing had been installed in a way that directed water toward the sheathing rather than out over the brick. The visible stain was minor, but the damp area behind the siding was much larger. I corrected the drainage detail before replacing the affected pieces.

I also resist the temptation to seal every visible gap. Some openings are deliberate parts of drainage or ventilation systems, particularly around masonry veneer. Filling them without understanding their function can trap moisture that previously had a way to escape. I inspect first, then seal only the joints that are actually supposed to be closed.

I Repair Small Failures Before They Become Projects

I tell homeowners that exterior maintenance works best as a series of modest repairs rather than one dramatic overhaul every 20 years. A loose siding panel, two failed mortar joints, or a cracked bead of caulk can usually be handled without disturbing much of the surrounding exterior. Waiting until water has reached sheathing, framing, or interior finishes changes the job completely. Small defects are cheaper to understand.

My own routine for older houses is usually a visual check twice each year, once after winter and again before colder weather returns. I spend perhaps 30 minutes walking the perimeter and looking upward instead of just inspecting what is at eye level. Binoculars can even help me spot loose trim or failing paint on a second floor before ladders are needed. I also check after unusually strong wind or prolonged rain.

I keep simple records on homes I maintain regularly. A phone photo of a mortar crack beside a window can be useful six months later because I can compare whether the opening has changed. If a crack stays identical, I may simply keep watching it, while clear movement tells me further investigation makes sense. That kind of comparison is far more useful than relying on memory.

I Choose Repairs That Respect the Age of the House

I do not believe every older exterior should be made perfectly uniform. Small color differences in brick, slightly uneven wood siding, and old repair marks can belong to the character of a house that has already stood for 60, 80, or 100 years. My goal is usually to keep water out and materials secure without erasing every sign of age. Sound work matters more to me than artificial perfection.

Replacement still has its place. If I find widespread rot across several courses of wood siding, badly corroded metal panels, or masonry units that are breaking apart across a large area, piecemeal repairs may stop making financial sense. I explain the condition as clearly as I can and separate urgent work from cosmetic choices. That allows the homeowner to spend money where the building actually needs it.

I also think about how new materials will behave beside old ones. A replacement board that is much thicker than the original can interfere with trim details, while a poorly matched brick may have different absorption characteristics from the surrounding wall. Even fasteners matter, particularly on exterior materials exposed to regular moisture. I try to make every new piece feel physically compatible with what stays.

I have found that older brick and siding exteriors reward regular attention far more than aggressive renovation. I would rather spend an afternoon correcting a loose panel, several mortar joints, and one failing window seal than return years later to rebuild a damaged wall section. The house usually gives warnings before serious deterioration occurs. I make a habit of noticing them while they are still small.
